Increasing interest in market rate housing within the inner-city area of Atlanta has caused rental rates and house prices to rise dramatically in the last few years. PRI has been seriously concerned about the effect of this trend on the supply of affordable housing in this area. With this in mind, PRI purchased a deteriorating apartment complex in the Sylvan Hills neighborhood in 1991 with plans to redevelop the existing apartments for low-income rental households. The nearby residents strongly opposed the project because of their past history with the apartment complex. After a lengthy process, the parties reached an agreement that PRI would demolish the apartments and build a property with community input, which led to Lakewood Pointe Townhomes. The property is conveniently linked to the Lakewood Freeway and within walking distance of the Lakewood/Fort McPherson MARTA train station. Convenient transportation options and affordability are strong selling points for the townhouses. With the first phase completed, Lakewood Pointe is selling quickly and is now a strong part of this vibrant community. The project has served two missions: to offer sales prices that are affordable to moderate-income households including first-time homebuyers, and to act as catalyst for revitalizing and stabilizing the surrounding community.
