Bradford Gwinnett Apartments is a 194-unit garden-style property in Gwinnett County which we substantially rehabilitated. It consists of a mix of 1-bedroom, 2-bedroom, and 3-bedroom apartments, all of which are targeted for families earning 60% or less of the area median income. Major upgrades included the replacement of roofs, siding, windows, doors, HVAC systems, and new interior finishes. The existing pool and landscaped courtyard were updated and new amenities were added including a playground, picnic area, and gazebo. The former leasing office was converted into a new community center to provide an after-school program for youth and programs for the parents. CaringWorks offers its Learning Link program, which provides after-school and summer services year-round for at-risk kids. The community center also offers a computer lab, classes on resume building, job readiness, seniors programs, and community building activities.

The development was financed with Low Income Housing Tax Credits syndicated by Enterprise Community Investment, Inc., tax-exempt revenue bonds issued by the Gwinnett County Housing Authority and administered by Prudential, and seller’s financing. PRI owns the property in partnership with The IMPACT! Group.
