ADMINISTRATION:
Bruce C. Gunter - President/CEO
Bruce co-founded PRI in 1988, and served as its President from 1989-1998. After three years as a partner in The Urban Group, a private real estate development firm, Bruce returned to the helm of PRI late in 2001. Prior to PRI, Bruce was a partner in an investment management practice that he founded in 1984, and, before that, a commercial lender with Wachovia Bank. Bruce earned an M.B.A in Finance from George Washington University, after receiving his B.S. degree from Georgia Tech. In 1996, Bruce was a Fannie Mae Fellow at the Kennedy School of Government at Harvard University. He is a member of the Board of Councilors of The Carter Center; the Board of Trustees of the Georgia Conservancy; the 2007-08 Chair of the Housing Advisory Council of the Federal Home Loan Bank of Atlanta; the chair of the housing policy committee of the Mixed-Income Communities Initiative; a member of the Housing Choice Committee of Mayor Franklin’s Peachtree Corridor Task Force ; Chair of the BeltLine Affordable Housing Advisory Board ; Treasurer of Crossroads Community Ministry; and founder and Secretary of Project Community Connections, Inc.
Mike Wood - Chief Financial Officer
Mike joined PRI in 2006 after 38 years with Deloitte & Touche as a certified public accountant. He served an extensive array of clients, including public benefit corporations and real estate developers. In recent years, he focused on matters regarding CPA professional standards and corporate governance for Deloitte's Southeast Region. Mike serves on the boards of two Atlanta public benefit corporations, Public Broadcasting Atlanta and Carson Scholars Fund-Atlanta, as treasurer and has been involved extensively in fundraising. Prior to entering public accounting, Mike earned a B.S. degree in Accounting at the University of North Carolina-Charlotte. At PRI, Mike manages the finance and accounting functions as the Chief Financial Officer.
Lorraine (Lorri) Mills - Vice President/C.O.O.
Before joining PRI early in 1997, Lorri spent sixteen years a commercial real estate lender, first as a construction lender beginning in 1981 with a regional bank in Houston, Texas, and then with Citicorp Real Estate, Inc. She then worked for seven years as a permanent lender in the Real Estate Division of Travelers Insurance Company. Prior to entering banking, Lorri earned a B.A. degree in History from the University of California, Berkeley, and did her graduate work in the Ph.D. program in American History at the University of Texas in Austin, and taught American History at Southwest Texas State University. At PRI, she coordinates development activities and manages PRI's operations.
Elrado Ramsay - Accounting Manager
Elrado joined PRI in 2001, after serving as the bookkeeper and in tax preparation for a CPA firm. He has over twelve years of experience in the bookkeeping field, and was also a former bank examiner for the state of Maryland. Elrado graduated from the University of Baltimore with a B.S. degree in Finance and Information Systems, and served in the United States Air Force as a meteorological observer.
Tracey Lee - Administrative Assistant/Office Manager
Tracey brings over 10 years of experience and efficiency in office administration to PRI, with knowledge ranging from payroll systems to technical support for computer software and hardware systems. She provides Human Resource Management, Office Management, and Administrative Assistance to PRI and its affiliate companies. Shortly after joing PRI in 2005 Tracey realized that this was not only a job but a mission, and that mission was to provide decent affordable housing to low income families.
PROJECT DEVELOPMENT TEAM:
Richelle (Shelly) Patton - Vice President, Project Development
Shelly joined PRI in 1998 with prior experience in community development and community organizing. In addition to her technical expertise and her in-depth knowledge of multi-layered financing utilizing Low Income Housing Tax Credits, she has worked extensively with non-profit service providers to the homeless and in the field of supportive housing. She earned a Master of City Planning (M.C.P.) from Georgia Tech and a B.A. degree in Sociology from the University of California at Los Angeles. Shelly heads the six-person Project Development Team, responsible for the acquisition, financing and construction of PRI's new projects.
Gates Kellett Dunaway - Senior Project Manager
After working for PRI from 1996-2002, Gates became the Director of the Housing Authority for Blaine County (Ketchum), Idaho. Once she returned to Atlanta in 2004, she returned to PRI as a Senior Project Manager, specializing once again in layered financing, such as combining Low Income Housing Tax Credits, other public sources, and conventional loans or grants. Gates graduated with a B.S. degree in Civil Engineering from Georgia Tech, followed by a Master of City Planning (M.C.P.) degree also from Georgia Tech.
Jonathan (Jon) Toppen - Project Manager
Prior to joining PRI in 2006, Jon worked for another non-profit developer of affordable housing in Atlanta for three years as both a project manager and as the company's controller. Jon is a CPA, and held a variety of accounting positions prior to entering the affordable housing field. His current focus at PRI is in developing strategies to help PRI preserve affordable housing in Georgia and neighboring states. Jon has a B.S. degree in Accounting from the University of Richmond, Virginia, and a Master of City Planning from the University of North Carolina at Chapel Hill.
Lisa Cupid - Assistant Project Manager
Lisa's efforts to advocate for quality development within her community led her to join PRI in the fall of 2007. Prior to joining PRI she served as a policy analyst or the Governor's Office of Planning and Budget. She has also worked for a nonprofit umbrella organization of 15 metro Atlanta Chambers of Commerce. Lisa utilized her B.S. degree in Mechanical Engineering from Georgia Tech as a manufacturing/process engineer for Eastman Kodak, and she also has a Bachelor of Arts degree in English from Georgia State University. Lisa is also currently pursuing a joint JD/MPA degree from Georgia State University.
 CARINGWORKS, INC./RESIDENT SERVICES:
Carol Collard PhD, LMSW - President, Caring Works, Inc.
Carol started with PRI at the beginning of 1995. Formerly Advertising Manager with John Wieland Homes, she brings eighteen years of professional experience in marketing, advertising and community relations to PRI. While at PRI, Carol began the resident services division, which delivers supportive services that facilitate residents' self-sufficiency. She now serves as president of CaringWorks, a 501© (3) non-profit. She also coordinates all fund-raising and special event planning, and is a skilled trainer in leadership development and cooperative housing. Carol has an undergraduate degree in Communications from Loyola University in New Orleans, and a Master of Social Work from the University of Georgia. She is a Licensed Master Social Worker (L.M.S.W.), and is recently completed her Ph.D. in Social Work at the University of Georgia.
Mackenzie Harkins - Director of Resource Development
Mackenzie joined CaringWorks in September, 2005 after working as a Development Coordinator for the former Atlanta College of Art. Previous to that position she worked as the Coordinator of Campus Life for the United Methodist Children's Home in Oklahoma and Service Coordinator/Grant Writer in a public housing development in midtown Atlanta. She received her Bachelors of Social Work from Northeastern State University in Tahlequah, Oklahoma and graduated from Candler School of Theology with a Master of Divinity degree. In her position as Director of Resource Development, Mackenzie is responsible for researching, developing and implementing a comprehensive fundraising plan for CaringWorks.
Wanda Rainey-Reed, CAC II – Hope House Program Director
As a graduate of Fort Valley State University, Wanda utilized her degree in Business Administration in the business community before a life-changing event propelled her to change her focus to working with the homeless, substance abusers and the disadvantaged. To this end, Wanda obtained her Certified Addiction Counseling credential (CAC II) in June 2005. Before joining PRI in April 2005, Wanda was the Program Director of an adolescent substance abuse program (Choices) for adjudicated youth at Project Adventure, Inc. Prior to Project Adventure, Wanda was the Residential Supervisor at Phoenix Alliance, Inc., a substance abuse program for the homeless. She is now pursuing her Master's Degree in Social Work.
Linda Jones Coleman, MSW - Welcome House Program Director
Linda is a graduate of the University of Arkansas at Little Rock where she received a dual Masters Degree in Social Work, and an M.A. degree in Gerontology. She also received a Bachelor of Social Work degree from Jackson State University. With her background firmly planted in dealing with youth, Linda turned to an area where she felt she could make the greatest impact, by working with an adolescent male sex offender program. She is formerly Program Director for LEGACY (Learning Empathy Gaining Acceptance Changing Yourself) at Project Adventure, Inc. She also served as a Clinical Specialist for Laurel Heights Hospital in Atlanta and a Psychiatric Social Worker for Jefferson County Mental Health in Pine Bluff, Arkansas where she served adults with mental and dual diagnosis.
Linwood "Beau" Harris - Youth Programs Manager-Hampton Oaks
Before joining PRI in 2002, Beau served as Senior Program Coordinator for the YWCA of Greater Atlanta, as well as children's services/member services at the Decatur/DeKalb YMCA. He attended LaGuardia Community College in New York, and has extensive experience working with both school-age care programs and with property management. At Hampton Oaks, Beau has designed and run both the after-school program for 30-35 children who are residents of Hampton Oaks, as well as a full-time summer program.
Martin Moeser,LCSW - Clinical Program Consultant
Martin is a Licensed Clinical Social Worker (LCSW) who moved to Atlanta in 1996 to begin working for PRI as the director of programs for Welcome House; in 1998 he became the Executive Director of The ROCK, the umbrella organization for an innovative 12 agency collaborative center assisting the homeless in downtown Atlanta. In 2005, Martin became the Clinical Program Consultant for PRI for supportive housing. Martin received his B.S.W. degree from New York University in Clinical Social Work and his Masters in Social Work from Southern Connecticut State University; he has worked in human services with the homeless and other special needs populations in New York City and New Haven, Connecticut since 1984. Martin is a member of the Homeless Action Group, a founding member of the Homeless Action Plan and an Advisory Board member of the Mayors Commission's Supportive Housing Council.

Irwin T. ("Terry") Davis - Director of Maintenance Operations
Terry has provided maintenance and management services for over twenty years. During his career he has implemented preventative maintenance programs, supervised maintenance staffs and implemented a wide range of maintenance training programs for a number of top-100 property management firms. He has overseen large-scale property renovations as well as new construction from the ground up, and is responsible for all recruitment, training and supervision of PRISM service staff. Terry has also been instrumental in the developing the PRISM maintenance/safety policies and procedures as well as insuring that the property standards are maintained consistently throughout the management portfolio. Terry is a proctor for the Ferris State University EPA Certification program, as well as ESCO Institute's EPA Certification program
Lisa M. Carpenter- Payroll and Office Manager
Lisa began her career in the Foodservice Industry as a Purchasing Coordinator for Mott Community College in Flint, MI after earning her bachelors degree in Food Technology and Management from Michigan State University. She later moved on to pursue administrative work for the Fairfax County Economic Development Authority in Fairfax, VA. In 2005, she relocated to Atlanta, GA where she was an Event Coordinator and Public Relations Manager for The Kindred Entertainment Group. With a wide variety of administrative skills, Lisa joined the PRISM family in November of 2006.
Andrea Leddy – Accounting Manager
Andrea has over ten years of broad and specialized real estate accounting experience as well as administrative support and customer service. She is recognized as a problem solver and skilled in all aspects of property management accounting including cash disbursements, receivables, payroll processing and maintenance of general ledgers. Prior to her joining PRISM, Andrea was the Accounting Manager for a private investment group and supervised a portfolio that included both apartments and several hotels. Andrea received her certificate in Accounting and Word Processing from the ILS Business College.
Holly Bills — Accounting Manager Holly brings over six years of extensive accounting and human resources experience, specializing in the property management field. Prior to joining PRISM in early 2006, Holly was employed with a private investment group, supervising numerous multi-state commercial and residential properties. Holly was involved in depth with all aspects of the commercial and residential properties, from loan originations and property acquisitions to property management and financial reporting. Holly's main focus is the financial reporting for the PRISM portfolio and training the site teams on software applications.
